From 2023 only offices in use with energy rating C or higher

The government is happy to lend a hand in the fight against climate change. For example, by providing subsidies for companies that invest in LED lighting, but also by setting limits in the area of ​​sustainability and energy saving. For example, it has been announced that from 1 January 2023 offices can only be used if they have energy label C or higher (which equals an energy index of 1.3 or better). This obligation is the result of the amendment of the 2012 Building Decree.

Regulations only apply to large offices

If you have a small office and you wonder how you can do this, we can reassure you. This regulation only applies to large offices with at least 100 square meters. The rules not only apply to individual offices but also to offices in combination buildings. It does not matter how the property is distributed. In addition, this so-called labeling obligation not only applies to the office space, but also to other spaces such as meeting rooms and canteens. On the other hand, the obligation to label does not apply if these spaces with ancillary functions occupy more than half of the total office space.

How can you comply with these regulations?

There are of course many different ways to save energy. It is also relatively easy to implement these measures to at least have the C label before. However, it is important that you do not opt ​​for energy measures that only just meet the C-label; rather opt for so-called 'no-regret' adjustments where you opt for optimum sustainability and energy saving. This way you are prepared for the future when more far-reaching measures are implemented and you do not have to make adjustments again. A good way to handle energy in a more sustainable way is to have your current fluorescent or halogen lighting replaced by LED lighting. Whereas with a fluorescent lamp 90% of the energy goes to heat emissions, that percentage with LED lighting is zero.LED office lighting can, therefore, ensure that your office complies with the new regulations, but naturally also ensures a considerably lower energy bill.

Enforcement

As a rule, office buildings that do not have a label C on 1 January 2023 may not be used. It is up to the municipality to enforce this obligation. It is also up to the municipality how exactly that is done and what penalties are imposed if you do not comply with the regulations. The one time you will opt for a warning, after which you will still have time to meet the obligation, but the measures can also be stricter and amount to a penalty or the closure of the building. To prevent this, it is important that you implement energy-efficient measures to comply with this. In addition, that is not the only reason for opting for energy-efficient measures; it will also save you a lot of monthly costs.
